He said that his guys were not enamored with the basis of the assets going in and that it wouldn’t be a good cultural fit between their organizations (asked that I keep this private). They like platform deals for sizing purposes and target deals that require $20-$150M of equity. They have $26B under management, and have 2 investment platforms: 1) Core Plus: Targets mid teens returns, moderate leverage and investments in the four main food groups (office, industrial, multifamily, and retail.) 2) Opportunistic: Alternative asset classes (storage, healthcare, etc.), They do not like development deals. Mentioned that they want to spend more time looking at platform deals, and said he would be interested in the Assisted living and grocery anchored retail platforms we are teeing up now. -- duke |
