07/19/2016PASS - Cannot get comfortable with the exit cap and so returns fall away at that point. Too much upside in acquisition pricing. Lack of institutional buyer on exit. Not comfortable with multiple buildings. Negative cashflow for extended period due to high leverage - but deal is too thin so putting in more equity kills returns. -- pwitham
